What is useful to know when buying in Spain?

1. NIE NUMBER
A NIE number is required for many official and tax-related procedures in Spain, including property purchases. Arrange it in good time and seek guidance on the correct application process.
2. NOTARY AND REGISTRATION
The purchase is generally formalised in a notarial deed and ownership is registered in Spain’s Land Registry. Appropriate legal checks should be carried out before completion.
3. PURCHASE COSTS
In addition to the purchase price, taxes, notary and registration fees, and possible legal fees may apply. New-build and resale properties are treated differently, and regional rates matter.
4. FINANCING
A Spanish mortgage may be an option for some buyers. Eligibility depends on income, residency status, available funds, the property valuation and the lender’s conditions.
5. ANNUAL OBLIGATIONS
You may need to budget for local property tax (IBI), community fees, insurance and tax filings. Your obligations depend on how you use the property and your tax status.
6. INHERITANCE PLANNING
Spanish property can involve Spanish and international inheritance and tax rules. Speaking to a notary or specialist tax adviser in advance can prevent uncertainty later.
OUR TIP: Keep your documents, contracts and invoices organised, and ask questions whenever something is unclear. “We’ll sort that out later” is a lovely holiday philosophy — not always the best approach to paperwork.
